Abstract(s)
A dissertação intitulada “Avaliação do Imóvel do “Café Majestic”” nasce com o intuito de estimar o valor presumível de transação do imóvel em virtude das suas caraterísticas arquitetónicas, históricas e sociais.
Introduzindo inicialmente o conceito de património, herança cultural, antiqualha entre outras noções que se tem vindo a desenvolver desde os nossos antepassados até à atualidade, dirigindo a que na atualidade o enquadramento legislativo sobre património, nomeadamente conservação do mesmo esteja melhor adaptado às necessidades dos imóveis históricos ou classificados. Ainda segundo a Direção Geral do Património Cultural, apresenta-se o processo de classificação de bens imóveis em Portugal, de acordo com três classificações distintas, Monumento Nacional (MN) ou Interesse Nacional (IN), Imóvel de Interesse Público (IIP) ou Imóvel de Interesse Municipal (IIM), os órgãos competentes pela atribuição e os critérios de apreciação da classificação. Apresentando, por fim, três exemplos de imóveis emblemáticos e de interesse cultural, classificados na cidade do Porto, o Quiosque dos STCP, o Coliseu do Porto e o Hospital de Santo António.
Entrando na avaliação imobiliária, propriamente dita, avaliação que visa a estimação do valor de um imóvel, com um interesse final subjacente, o arrendamento, venda ou compra, obtendo assim um valor monetário que pode possuir diferentes significados, como valor de mercado, valor de rendimento, valor patrimonial, entre outros. Sendo que existem diversas situações e diferenciadas que podem levar à necessidade da realização de uma avaliação imobiliária como a análise financeira de empresas, fundo de investimento imobiliário, seguros, hipoteca, crédito entre outros. Assim como diversos métodos de avaliação imobiliária, dando o enfoque a dois, Método do Custo e Método do Rendimento, utilizados no caso de estudo.
O caso de estudo escolhido, para a aplicação dos métodos descritos, o “Café Majestic” classificado como IIP, inaugurado em 1921, da autoria do arquiteto João Queiroz, é popular por possuir um estilo arquitetónico da Arte Nova, e mantendo o seu aspeto interior e exterior preservado desde então. É resultado da investigação feita na Divisão Municipal do Arquivo Histórico e Divisão Municipal de Arquivo Geral da Câmara Municipal do Porto, o que facilitou a obtenção do presumível valor de transação do imóvel mais concreto e realista possível.
The dissertation entitled "evaluation of the property of the" Café Majestic" is born in order to estimate the expected value of the property transaction because of its architectural, historical and social features. Introducing the concept of heritage, cultural heritage, among other antique notions that have been developing since our ancestors to the present, that at present the legislative framework on heritage, in particular, conservation of the same is better tailored to the needs of the historical or real estate classifieds. According to the general direction of Cultural heritage, the process of classification of immovable property in Portugal, according to three separate classifications, National Monument (NM) or National Interest (NI), Property of Public Interest (PPI) or Property of Municipal Interest (PMI), the competent bodies for the award and the criteria for assessment of the classification. Showing, finally, three examples of emblematic buildings and cultural interest, classified in the city of Oporto, the Kiosk of the STCP, Oporto Coliseum and the Hospital de Santo António. Entering the real estate appraisal, evaluation, which seeks to estimate the value of a property, with a final interest underlying, lease, sale or purchase, thus obtaining a monetary value that can have diferente meanings, such as market value, value of income, asset value, among others. Being that there are numerous and differentiated situations that can lead to the need of a real estate appraisal as a financial analysis of companies, real estate investment fund, insurance, mortgage, credit, among others. As well as various methods of real estate appraisal, giving the two approach, method and cost method of income, used in the case study. The case study chosen for the implementation of the methods described, the "Café Majesticc" classified as PPI, opened in 1921, by architect João Queiroz, is popular for its architectural style of Art Nouveau, and keeping your inner and outer aspect preserved since then. Result of research done in the Municipal Division of the historical archive and Municipal Division of General Archives of the Porto Town Hall allowing the suspected transaction value of property more concrete and realistic as possible.
