Abstract(s)
O presente relatório resulta do estágio curricular realizado na empresa Domingos da Silva Teixeira, S.A., realizado ao abrigo do programa da unidade curricular de DIPRE, e tem como principal objetivo relatar as atividades realizadas e os conhecimentos adquiridos com este trabalho. Durante o período de estágio foi possível acompanhar os trabalhos de execução do empreendimento Smart Studios Asprela, edifício residencial de coliving, e compreender quais as atividades de controlo e gestão de obra desenvolvidas, quotidianamente, pela equipa de direção de obra. O setor da construção civil é um meio sujeito a uma competitividade elevada e que se encontra em constante evolução, quer a nível de métodos construtivos como a nível de metodologias que visam apurar a precisão com que é feita a gestão e controlo de um empreendimento. As empresas procuram continuamente a melhoria dos seus processos de gestão e controlo com o objetivo de minimizar desperdícios de custos e tempo que representam menores valias para as mesmas. No contexto da obra atrás referida, foram efetuados balizamentos semanais dos trabalhos executados pelos subempreiteiros envolvidos na construção dos quartos dos diferentes pisos da residência estudantil. A informação recolhida em obra é, posteriormente, transferida para uma folha de cálculo, no software Excel, que fornece dados que permitem à direção de obra avaliar o desempenho dos subempreiteiros a nível de produção e rendimento semanal, comparando a quantidade de trabalho realmente concretizado com o que estava previsto no planeamento inicial e fazendo projeções sobre o desenvolvimento futuro das atividades. Com o auxílio desta ferramenta a direção de obra consegue elevar o rigor do controlo das suas subempreitadas, tomando medidas corretivas de forma atempada, quando necessário.
This report is a result of the curricular internship carried out at Domingos da Silva Teixeira, S.A., under the DIPRE curricular unit program. Its main goal is to report the activities executed and the knowledge acquired with this work. During the internship, it was possible to follow the execution works of the Smart Studios Asprela development, a residential coliving building, and to understand the construction control and management activities developed daily by the construction management team. The construction sector is highly competitive and constantly evolves, both in terms of construction methods and in terms of methodologies that aim to improve the accuracy with which the management and control of a project are carried out. Companies are continuously seeking to improve their management and control processes to minimize cost and time waste that represent less value to them. In the context of the aforementioned work, weekly checks of the work done by the subcontractors involved in the construction of the rooms on the different floors of the student residence were carried out. The information collected on site is then transferred to a spreadsheet, in Excel software, which provides data that allows the site management to evaluate the performance of subcontractors in terms of production and weekly output, comparing the amount of work actually completed with what was planned in the initial planning and making projections about the future development of activities. With the help of this tool, the site management can increase the accuracy of its subcontractors’ control, taking corrective measures promptly, when necessary.
