É de conhecimento dos profissionais envolvidos com projetos e todo o setor da Arquitetura, Engenharia e Construção (AEC) os inúmeros desafios para incrementar e aperfeiçoar a produtividade no setor, a qual passa pela sintonia entre as diferentes disciplinas envolvidas em uma obra. O que o novo século trouxe de novidades e ferramentas para o ramo, ainda sofre resistência em sua implementação. A plataforma Building Information Modeling (BIM) está em destaque para os que buscam melhoria em seus processos, evoluindo na concepção de projetos e unindo dados em um só ambiente de trabalho.
O presente trabalho tem como objetivo colocar em prática o BIM no que tange ao planejamento, indicado pela quarta dimensão de projeto (BIM 4D), e o orçamento da obra, referido pela quinta dimensão do BIM (BIM 5D). Compreendendo que a teoria sobre a metodologia vem sido explorada e estudada ao longo dos últimos 10 anos, sente-se uma lacuna no que provaria de alguma forma a alidade e importância da implementação do BIM para a melhoria significativa e constante dos projetos e seu retorno no investimento para o mercado. A metodologia encontrada para este trabalho se sustenta no uso do BIM 4D e 5D em uma obra real, e o acompanhamento da evolução da mesma para ar veracidade aos dados e levantamentos obtidos. Os resultados demonstram que: com os dados levantados e analisados, conclui-se que a metodologia BIM 4D e 5D se mostra uma aliada na evolução dos processos de planejamento e orçamentação, fornecendo confiabilidade nos dados e desenvolvendo novas maneiras de projetar.

What the new century brought of new and tools for this branch of the industry, still suffers resistance on your implementation. The Building Information Modeling (BIM) platform it is highlighted for those who seeks improvement on its processes, evolving in project design and putting all data together in one desktop. This present study aims to put BIM in place related to planning, also known as the fourth dimension of BIM (BIM 4D), and the budget of the project and work, indicated as the fifth dimension of BIM (BIM 5D). Understanding that the theory about the methodology has been explored and studied over the past decade, feels a gap in what would prove in any way the validity and importance of the implementation of BIM for significant and sustained improvement projects and their Return on Investment (ROI) for the market. The methodology for this work is based on the use of BIM 4D and 5D in a real site construction and monitoring the evolution of itself, to give veracity to the data obtained. The results shows that: With the data collected and analyzed, it is concluded that BIM 4D and 5D methodology is shown an ally in the evolution of the planning and budgeting processes, providing reliability in data and developing new ways to design.
