Nos últimos anos a reabilitação de edifícios antigos em Portugal começa a ter relevância no volume de negócios do setor da construção civil. Nas últimas décadas o setor focou-se e vocacionou-se para a construção de edifícios novos, que conduziu ao abandono dos edifícios antigos, considerados como obsoletos e desadequados às exigências da sociedade contemporânea. O abandono dos edifícios antigos conduziu à degradação dos centros das cidades, em particular das zonas históricas, à redução das relações socioeconómicas e perda de valor patrimonial. Tornou-se senso comum entre a maioria dos agentes intervenientes no setor, que a reabilitação de edifícios antigos era dispendiosa, com dificuldade extrema em satisfazer as atuais exigências de mercado e que o ideal seria demolir para construir de novo.
O paradigma tem-se vindo a alterar nos últimos anos, fruto do forte incentivo por parte do poder político, do crescente aumento de interesse da sociedade em manter a identidade das cidades e do seu património edificado e da pressão turística que se vem sentido nos últimos anos. O desafio, porém, mantêm-se difícil e concretizar pela perda de conhecimento de técnicas antigas de construção e da falta de pessoal com formação adequada à natureza própria dos trabalhos de reabilitação.
Com o presente projeto pretende-se demonstrar que, embora seja um processo complexo, sujeito a variáveis imprevisíveis tais como, o real estado do edifício quando sujeito à intrusão que o processo de obra implica, a reabilitação de um edifício pode conduzir ao sucesso do empreendimento. Para tal é necessário que a sua viabilidade seja estudada com base em diagnósticos aprofundados do real estado do edifício e em estudos de mercado nas áreas da construção, comercialização ou exploração do empreendimento. Outro aspeto de extrema importância que se pretende demonstrar, é a importância da elaboração de projetos pensados em sintonia entre os projetistas intervenientes. Uma boa coordenação em projeto, permite a previsão da ocorrência de incompatibilidades entre as diversas especialidades e tomada de medidas de resolução. Pretende-se também elaborar peças desenhadas que permitam leitura clara e esclarecedora por parte dos executantes da obra de reabilitação, quanto à constituição dos materiais e forma de execução.
In recent years the rehabilitation of old buildings in Portugal begins to have relevance in the turnover of the construction sector. In the last decades, the sector focused and it was directed to the construction of new buildings, which led to the abandonment of old buildings, considered obsolete and inadequate to the demands of contemporary society. The abandonment of old buildings led to the degradation of city centres, in particular historical areas, the reduction of socio-economic relations and loss of asset value. It has become common sense among most stakeholders involved in the industry that the rehabilitation of old buildings was costly, with extreme difficulty in meeting the current market demands and that the ideal would be to demolish to build again. The paradigm has changed in the last years, as a result of the strong incentive on the part of the political power and the increasing interest of society in maintaining the identity of the cities and their built patrimony and the tourist pressure of the past years. However, the challenge remains difficult to achieve by the loss of knowledge of old construction techniques and the lack of trained personnel to do the rehabilitation work. With the present project it is intend to demonstrate that, although it is a complex process, susceptible of unforeseeable variables such as the real state of the building when subject to the intrusion that the work process implies, the rehabilitation of a building can lead to the success of the enterprise. In order to do this, it is necessary to study its sustainability based on in-depth diagnoses of the real state of the building and market studies of construction areas, commercialization or exploitation of the enterprise. Another aspect of extreme significance is the importance of the elaboration of projects designed in harmony with stakeholders. A good coordination in design allows the prediction of the occurrence of incompatibilities between the different projects and measures of resolution. It is also intended to elaborate pieces that allow a clear and enlightening reading through the performers of the rehabilitation work, as to the constitution of the materials and form of execution.
