| dc.description.abstract | O projeto que se apresenta tem como principal objetivo a implementação e exploração de três unidades de alojamento – as “Casas Max” – na região de Viana do Castelo. Nesta perspetiva, o presente projeto apresentará um Plano de Negócio que se traduz num estudo detalhado do mercado em que as casas se inserem, de forma a delinear as estratégias de implementação que melhor contribuem para o sucesso do negócio. Adicionalmente, constam neste Plano de Negócio as projeções financeiras, e respetiva análise, que permitem concluir acerca da viabilidade do projeto. O Turismo é um setor fundamental para o desenvolvimento económico de um país, é por isso pretendido através destas unidades de Turismo em Espaço Rural, estimular o desenvolvimento turístico da região, combatendo o abandono e a sazonalidade verificados nesta zona norte de Portugal. As Casas Max estarão inseridas no regime de Alojamento Local, integradas no Turismo em Espaço Rural. O Alojamento Local é uma das recentes e procuradas tipologias que surge neste contexto de crescimento e diversificação. Neste sentido, constam neste Plano de Negócio as projeções financeiras, e respetiva análise, que permitem concluir acerca da viabilidade do projeto. Considerando um investimento inicial de aproximadamente 118 975 €, o projeto apresenta um VAL de 15 180 €, uma TIR de 8,69% e um pay back period de 6 anos. | dc.description.abstract | The project here presented aims to implement and to operate three housing units - "Casas Max", in the North region of Portugal, Viana do Castelo. From this perspective, the project will present a Business Plan which consists in a detailed study about the market of these houses, in order to delineate the most appropriate implementation strategies that will conduce to the success of the business. Therefore, this Business Plan contains financial projections, and its analysis, which will allow us to conclude the project’s viability. Tourism is a key sector for the economic development of a country, for this reason intended through the implementation of this unit of rural tourism, to stimulate the tourism development in the region, fighting the abandonment and the seasonality verified in the north of Portugal. Casas Max will be inserted in the Local Lodging, integrated in the rural tourism. The Local Lodging is one of the most recent and wanted typologies that emerge in the context of growth and diversification. In this regard, this Business Plan contains financial projections, and its analysis, which will allow us to conclude on the project’s viability. Considering a total investment of 118 975€, the project presents an NPV of 15 180€ thousand euros, an IRR of 8,69% and a payback period of 6 years.
