Abstract(s)
Ao longo dos anos, o setor do turismo tem crescido gradualmente. Por isso, o
conceito inicial, por si só, já não é atrativo o suficiente para cativar diferentes
públicos-alvo.
O objetivo deste projeto de conclusão de mestrado em Direção Hoteleira é a
criação de um empreendimento turístico de carácter diferenciador e inovador.
Assim, surge “A Guitarra”, um boutique hotel que procura enaltecer a nossa cultura,
dando destaque a música, utilizando o fado como ideia central. Localizado no
coração da Cidade do Porto, mais concretamente na freguesia de Campanhã, o
hotel tem como finalidade proporcionar aos hóspedes um serviço de qualidade e
excelência, enquanto desfrutam de um espaço totalmente pensado para promover
o contacto com a cultura, priorizando o conhecimento das tradições portuenses.
Relativamente a metodologia utilizada, foi realizado um estudo de mercado,
com a coleta de dados primários através da elaboração de um inquérito por
questionário, que foi tratado estatisticamente, enquadrando-se na metodologia
quantitativa. Por fim, elaborou-se um plano de negócios, onde destacamos as
principais componentes estratégicas e realizamos uma avaliação económico-
financeira utilizando modelo disponibilizado pelo IAPMEI-Agência para a
Competitividade e Inovação IP., com o objetivo de verificar a viabilidade do
mencionado projeto.
Como resultados, obtivemos um VAL (Valor Atual Liquido) de 3 772 525€ na
perspetiva do pós-financiamento; de 1368 122€ na perspetiva do pré-financiamento e de 2 915 076€ na perspetiva do investidor. Concluímos então que
o projeto é viável, uma vez que, o VAL é positivo nas três perspetivas analisadas.
Over the years, the tourism sector has gradually grow. Therefore, the initial concept, on its own, is no longer attractive enough to captivate different target audiences. The objective of this final project for the master's degree in Hotel Management is to create a distinctive and innovative tourism enterprise. Thus, "A Guitarra" was created, a boutique hotel that seeks to extol our culture, highlighting music, using Fado as its central theme. Located in the heart of the city of Porto, more specifically in the parish of Campanhã, the hotel aims to provide guests with a quality and excellent service, while enjoying a space entirely designed to promote contact with culture, prioritizing the knowledge of Porto”s traditions. Regarding the methodology used, we highlight the creation of a state of the art study, using scientific articles and journals available in databases on topics such as the tourism sector and its dynamism; cultural tourism; and the importance of fado and gastronomy for the development of the sector and tourist enterprises. In addition to the state of the art, a market study was carried out, with the collection of primary data through the preparation of a questionnaire survey, which was statistically treated, in accordance with the quantitative methodology. Finally, a business plan was drawn up, in which we highlighted the main strategic components and carried out an economic and financial assessment using a model provided by IAPMEI — Agency for Competitiveness and Innovation LP., in order to verify the feasibility of the aforementioned project. As a result, we obtained an NPV (Net Present Value) of 3 772 525€ from the perspective of post-financing; 1368122€ from the pre-financing perspective and 2 915 076€ from the investor's perspective. We then conclude that the project is viable, since the NPV is positive in the three perspectives analyzed.
