Abstract(s)
O Facility Management (FM) é o conjunto de ações que promovem, na utilização de um edifício, uma maior qualidade e conforto aos seus utilizadores e, dessa forma, o aumento de produtividade. Possibilita, também, a consciencialização para as questões de sustentabilidade ambiental, integrando modelos que a promovem. No fundo o FM, é um sistema dentro de uma organização que permite melhorar a eficiência das suas principais atividades. Apesar de ainda não estar a ser implementado em larga escala em Portugal, há cada vez mais uma procura por ações que visem uma construção sustentável, que vai desde o planeamento (fase de projeto), até à fase de utilização do edifício. É, então, importante prever todas as necessidades futuras dos edifícios, ativos das organizações, para que seja possível estabelecer com maior rigor um plano de intervenções a implementar na fase de utilização, ou exploração, desse edifício. Só assim será possível garantir um registo de todas as ações previstas e implementadas, de forma a ser possível consultar o histórico em qualquer altura, manter os registos e chegar a um relatório com todos os dados relativos às ações. O âmbito deste trabalho surge de uma proposta lançada pela PortoEstádio, que para complemento do dossier das Fichas de Inspeção que integram o dossier de FM-Gestão de Ativos, solicitaram a elaboração de Fichas de Inspeção para a componente estrutural dos edifícios, que permita avaliar o Estado de Conservação do Constituição Park – Centro de Treinos do FC Porto, de forma a que se possam prever e agendar as intervenções de manutenção necessárias e adequadas. As Fichas de Inspeção elaboradas irão possibilitar à PortoEstádio estabelecer planos de inspeção e intervenções da estrutura, para incorporar no sistema de gestão e manutenção, por forma a fazer um planeamento detalhado e rigoroso a longo prazo de todas as atividades necessárias a uma boa e correta gestão do espaço. Para além da criação das referidas Fichas de Inspeção, procurou-se estabelecer uma clara distinção de conceitos entre FM e manutenção: habitualmente tidos como sinónimos, a manutenção é uma das componentes do FM. Para evitar quaisquer equívocos na definição desses conceitos, reduziu-se o tema FM à gestão de ativos no qual componente manutenção está inserido.
Facility Management (FM) is the set of actions that promote, in the use of a building, greater quality and comfort for its users and, thus, the increase in productivity. It also enables awareness of environmental sustainability issues, integrating models that promote it. Basically, FM is a system within an organization that allows you to improve the efficiency of your main activities. Although it is not yet being implemented on a large scale in Portugal, there is an increasing demand for actions aimed at sustainable construction, ranging from the planning (design phase) to the building's operation phase. It is, therefore, important to foresee all the future needs of the buildings, assets of the organizations, so that it is possible to more accurately establish a plan of interventions to be implemented in the phase of use, or exploration, of that building. Only then will it be possible to guarantee a record of all the actions planned and implemented, so that it is possible to consult the history at any time, keep the records and arrive at a report with all the data related to the actions. The scope of this work arises from a proposal launched by PortoEstádio, which, in addition to the dossier of the Inspection Sheets that are part of the FM-Asset Management dossier, requested the preparation of Inspection Sheets for the structural component of the buildings, which allows evaluating the Conservation Status of the Constitution Park - Training Center of FC Porto, so that the necessary and appropriate maintenance interventions can be predicted and scheduled. The Inspection Sheets prepared will enable PortoEstádio to establish inspection plans and interventions of the structure, to be incorporated in the management and maintenance system, to make a detailed and rigorous long-term planning of all the activities necessary for good and correct management of space. In addition to the creation of the Inspection Sheets, an attempt was made to establish a clear distinction of concepts between FM and maintenance usually taken as synonyms, maintenance is one of the components of FM. To avoid any mistakes in the definition of these concepts, the FM theme was reduced to the asset management in which the maintenance component is inserted.
