Abstract(s)
O objetivo principal deste projeto é verificar a viabilidade da criação de um
empreendimento hoteleiro, com a tipologia de glamping, conjuntamente com uma
atividade secundária relativa ao cultivo de Plantas Aromáticas e Medicinais (PAM),
no concelho de Monção. Deste espaço farão parte produtos e serviços de luxo nas
áreas do alojamento, restauração, relaxamento e lazer afetos ao setor hoteleiro,
enquanto que para o setor de PAM serão exploradas as vertentes de transformação
de produtos de higiene, infusões e exportação de matérias-primas vegetais.
Estão ainda englobadas no projeto atividades radicais inseridas no local do
empreendimento e outras relacionadas com a fusão de conceitos.
A ideia que originou a exploração desta temática foi poder associar duas
áreas distintas que se complementam entre si e que ao mesmo tempo possam ser
trabalhadas de forma autónoma, combatendo a sazonalidade e garantindo solidez
económica. O projeto insere-se nas vertentes de Turismo de Natureza e Paisagístico
e Turismo de Saúde e Bem-estar. Tem como público-alvo amantes da natureza,
residentes ou não em Portugal, pertencentes à classe média/alta que viajam em
busca de experiências diferenciadoras, que primem pelo luxo, privacidade e
conforto, num local exclusivo desprovido de contaminação urbana.
Este projeto surge como um desdobramento inovador do que tem vindo a
ser implementado no âmbito do Agroturismo e, por esse motivo, é considerado
pioneiro em Portugal, por não existir nenhum outro empreendimento que explore
estas duas vertentes de mercado de forma conjunta. Tem como principal missão e
valores dinamizar a região ao nível turístico, social e económico, através da
exploração dos seus recursos naturais e paisagísticos, garantindo a fixação de
profissionais, promovendo pequenos produtores emergentes e divulgando os
melhores produtos que Monção tem para oferecer.
Na análise de viabilidade com valor residual para o projeto hoteleiro, na
perspetiva do investidor, o VAL (descontado a uma taxa de risco associada de 10%)
é de 1.176.911€, com uma TIR de 37,36% e um Payback Period de 4,79 anos.
Na mesma ótica para o projeto de cultivo de PAM, o VAL (descontado a uma taxa
de risco associada de 10%) é de 208.836€, com uma TIR de 29,59% e um Payback
Period de 5,87 anos. Considerados estes valores, conclui-se que o investimento para ambos os
projetos é viável, dado que apresentam um VAL positivo, uma TIR acima dos
valores exigidos pelo investidor e um Payback Period reduzido.
The main goal of this project is to verify the feasibility of creating a hotel resort, with the typology of glamping, together with a secondary activity related to the cultivation of Medicinal and Aromatic Plants (MAP). This space will include luxury products and services in the areas of accommodation, F&B, relaxation and leisure related to the hotel sector, while the transformation of hygiene products, infusions and export of vegetable raw materials will be explored for the MAP sector. Also included in the project are radical activities inserted in the site of the enterprise and others related to the fusion of concepts. The idea behind the exploration of this theme was to be able to associate two distinct areas that complement each other and at the same time can be worked on autonomously, fighting seasonality and guaranteeing economic solidity. The project is part of Nature and Landscape Tourism and Health and Well-being Tourism. Its target public are nature lovers, living or not in Portugal, belonging to the middle/upper class, who travel in search of differentiating experiences, which stand out for their luxury, privacy and comfort, in an exclusive location devoid of urban contamination. This project emerges as an innovative development of what has been implemented in the field of Agrotourism and is therefore considered a pioneer in Portugal, as there is no other resort that exploits these two market segments together. Its main mission and values are to make the region more dynamic on a touristic, social and economic level, through the exploitation of its natural resources and landscape, guaranteeing the settlement of professionals, promoting emerging small producers and promoting the best products that Monção has to offer. In the viability analysis with residual value for the hotel project, from the investor's perspective, the NPV (discounted at an associated risk rate of 10%) is 1.176.911€, with an IRR of 37,36% and a Payback Period of 4,79 years.
