Abstract(s)
A cidade do Porto, desde há 10 anos, tem registado altas taxas de ocupação nos
empreendimentos turísticos. Neste sentido continua a ser necessário a abertura de novos
alojamentos capazes de satisfazer um turista cada vez mais exigente. O sector do turismo
é bastante dinâmico e está sempre em constante transformação obrigando os destinos a se
reinventarem.
O objetivo deste projeto é a elaboração de um plano de negócios que prevê a
criação de um hotel 4 estrelas na cidade do Porto que preste um serviço
inovador/diferenciador aliado à sustentabilidade e a uma ligação próxima com o cliente.
O hotel para além do serviço de alojamento contará com um serviço diferenciador
que é o pequeno almoço all-day. Com este serviço pretende-se captar a atenção do
mercado de modo a distinguir este alojamento da concorrência.
Neste projeto utilizamos os vários elementos recolhidos na revisão da literatura
para encontrar o estado da arte relativamente ao turismo e turista gastronómico,
empreendimentos turísticos e plano de negócios. Para a elaboração das projeções
económico-financeiras do plano de negócios utilizamos uma ferramenta disponibilizada
pelo IAPMEI – agência para a competitividade e inovação que permite avaliar a
viabilidade de um negócio e perceber se podemos ou não avançar com o investimento.
Como principais resultados obteve-se um VAL (Valor Atual Líquido) de €
1.165.613 na perspetiva do pós-financiamento, de € 130.949 na perspetiva do pré-
financiamento e de € 1.147.706 na perspetiva do investidor o que torna o projeto viável.
Concluímos que o projeto é viável económico-financeiramente uma vez que o
VAL encontrado nas três perspetivas é positivo, pelo que as promotoras do investimento
avançarão com o mesmo através da aquisição dos imóveis a transformar e respetivos
projetos de arquitetura e especialidades do novo empreendimento.
The city of Porto, for 10 years, has recorded high occupancy rates in tourist developments. In this sense, it continues to be necessary to open new accommodation capable of satisfying an increasingly demanding tourist. The tourism sector is quite dynamic and is always in constant transformation, forcing destinations to reinvent themselves. The goal of this project is to develop a business plan that envisages the creation of a 4- star hotel in Porto that provides an innovative/differentiating service combined with sustainability and a close connection with the customer. The hotel, in addition to the accommodation service, will have a differentiating service which is the all-day breakfast. This service aims to capture the market's attention in order to distinguish the accommodation from the competitors. In this project we use the various elements collected in the literature review to find the state of the art regarding tourism and gastronomic tourists, tourist ventures and business plans. To prepare the economic-financial projections of the business plan, we use a tool provided by IAPMEI – an agency for competitiveness and innovation that allows us to access the viability of a business and understand whether or not we can move forward with the investment. The main results obtained a VAL (Net Present Value) of € 1.165.613 from the post- financing perspective, € 130.949 from the pre-financing perspective and € 1.147.706 from the investor's perspective, which makes the project viable. We can conclude that the project is economically and financially viable since the NPV found in the three perspectives are positive, meaning that the investment promoters will move forward with it through the acquisition of the properties and the respective architectural projects and specialties of the new venture.
