Abstract(s)
A presente dissertação, realizada no âmbito do Mestrado em Engenharia e Gestão Industrial, foi
desenvolvida na empresa OPENLINE FACILITY SA. Esta dedica-se a prestar serviços altamente
qualificados nas áreas de engenharia, especialmente nas múltiplas necessidades de edifícios após
a sua construção, nomeadamente: manutenção, AVAC, monitorização e energia.
O objetivo deste projeto consiste na análise e melhoria das rotas de manutenção das equipas da
OPENLINE. O motivo da análise das rotas de manutenção prende-se sobretudo com a falta de
planeamento das manutenções, que origina deslocações desnecessárias à mesma região que se
traduzem num aumento do gasto de combustível, numa maior ocupação de recursos necessários,
no adiamento de tarefas e na perda de margem de lucro.
Tendo isto em conta, foram selecionados três contratos com interesse para o caso em estudo. A BP
é o maior cliente da carteira da OPENLINE, com postos de combustível a nível nacional que exigem
manutenção especializada. A GRANDVISION representa o cliente com mais restrições de horário da
OPENLINE pois tem o maior número de instalações de shopping a nível nacional. E a CP que
apresenta um vasto leque de estações em zonas coincidentes com os dois contratos anteriores.
Para colmatar os problemas diagnosticados foram desenvolvidos modelos matemáticos em
software CPLEX que incluem um modelo de setorização com a finalidade de setorizar a listagem dos
clientes em estudo, e um modelo de VRPTW a fim de obter rotas de manutenção dos setores
previamente obtidos.
Os resultados foram evidentes, demonstrando de uma forma geral, a obtenção rápida de rotas de
manutenção com tempos de execução, no geral, dentro do limite laboral. A sua aplicação ao caso
da OPENLINE, apesar de ainda não ser possível no contexto real pela falta de dados na plataforma
Infraspeak, mostra-se vantajosa pela melhor organização das rotas de manutenção, maior
eficiência na alocação de recursos, com menor necessidade de supervisão dos seus responsáveis,
libertando assim mão-de-obra para outras atividades contratuais
This dissertation, carried out under the Master's Degree in Industrial Engineering and Management, was developed at OPENLINE FACILITY SA. It is dedicated to providing highly qualified services in the engineering areas, especially in the multiple needs of buildings after their construction, namely: maintenance, HVAC, monitoring and energy. The objective of this project is to analyze and improve the maintenance routes of the OPENLINE teams. The reason for analyzing the maintenance routes is mainly related to the lack of maintenance planning, which leads to unnecessary travel to the same region, which translates into an increase in fuel consumption, a greater occupation of necessary resources, the postponement of tasks and the loss of profit margin. Taking this into account, three contracts of interest to the case under study were selected. BP is the largest customer in OPENLINE's portfolio, with gas stations nationwide that require specialized maintenance. GRANDVISION represents OPENLINE's most time-restricted customer as it has the largest number of mall installations nationwide. And CP, which has a wide range of stations in areas that coincide with the two previous contracts. To solve the problems diagnosed, mathematical models were developed in CPLEX software, which include a sectorization model in order to sectorize the list of customers under study, and a VRPTW model in order to obtain maintenance routes for the sectors previously obtained. The results were evident, showing, in general, the quick obtainment of maintenance routes with execution times, in general, within the labor limit. Its application in the case of OPENLINE, although not yet possible in the real context due to the lack of data in the Infraspeak platform, proves to be advantageous due to the better organization of maintenance routes, greater efficiency in the allocation of resources, with less need for supervision of the those responsible, thus freeing labor for other contractual activities
