A reabilitação urbana é uma forma de intervenção estendida ao património edificado com o intuito de prolongar a sua vida útil através de obras de beneficiação de caráter estrutural, construtivo e de segurança. Nesse sentido, o presente documento aborda o tema da reabilitação de edifícios de acordo com dados estatísticos referentes à construção nova e a fogos reabilitados, assim como os incentivos existentes em Portugal, a legislação em vigor e a documentação relevante na proteção dos edifícios com valor patrimonial. Neste relatório de estágio inserem-se, ainda, três casos de estudo acompanhados ao longo do estágio curricular e enquadrados no tema da reabilitação que detêm como objetivo a exposição das caraterísticas construtivas dos edifícios, das anomalias detetadas e as intervenções de reabilitação efetuadas de forma a devolver a salubridade às edificações. Do período decorrido em ambiente empresarial obteve-se a experiência associada à realização dos componentes necessários à execução de uma intervenção, assim como a situações imprevistas que ocorreram durante as empreitadas. Retira-se a ilação da elevada degradação do património edificado devido à ausência de operações de manutenção e a consequente complicação da intervenção de reabilitação associada ao grau de degradação. É fundamental o conhecimento e respeito pela realidade pré-existente à operação de modo a adotar as técnicas, materiais e procedimentos exigidos em qualquer projeto de reabilitação, bem como obedecer aos princípios gerais da reabilitação – autenticidade, reversibilidade e compatibilidade.
The urban rehabilitation is a form of intervention extended to the built heritage in order to prolong its life through maintenance of structural, constructive and security character. Accordingly, this document addresses the issue of building rehabilitation through statistical data relating to new construction and rehabilitated dwellings as well as existing incentives in Portugal, current legislation and relevant documentation on the protection of buildings with a heritage value. This internship report also includes three case studies followed over the curricular internship and framed in the rehabilitation subject, which aim at exposing the constructive characteristics of the buildings, the detected anomalies and the rehabilitation interventions carried out in order to restore health to buildings. During the period in business environment, the experience associated with the realization of the components necessary for the execution of an intervention was obtained, as well as unforeseen situations that occurred during the work contracts. It is possible to conclude the high degradation of the built heritage due to lack of maintenance and the consequent complication of the rehabilitation intervention associated with the degree of degradation. The knowledge and respect for the pre-existing reality are crucial in order to adopt the techniques, materials and procedures required in any rehabilitation project, as well as obey the general principles of rehabilitation – authenticity, reversibility and compatibility.
