Este relatório é desenvolvido no contexto do estágio curricular realizado na OMATAPLO – Engenharia e Construção, no âmbito da Unidade Curricular de DIPRE do Mestrado em Engenharia Civil, no ramo de Gestão da Construção. O estágio consistiu no planeamento, gestão e acompanhamento, com recurso à metodologia BIM, da empreitada de reabilitação dos escritórios da Fidelidade no Porto. O setor da construção, inserido na vasta indústria da arquitetura, engenharia, construção e operação (AECO), é visto como pouco produtivo, onde os atrasos nos prazos de entrega da obra ou derrapagens significativas dos valores previstos são frequentes. A falta de eficiência está em grande parte relacionada com a gestão de informação. O setor da construção carece da definição de formatos de representação para os seus produtos que permitam uma comunicação entre todos os intervenientes nos seus processos de forma eficiente e eficaz, por vezes, até automática. Com a evolução inerente ao setor, o recurso a novos conceitos tenta inverter esta situação, como a filosofia Lean Construction ou a metodologia Building Information Modelling (BIM). A metodologia BIM que combina a informação paramétrica do Projeto, imagens 3D, informações ao nível de cada elemento, coordenação, comunicação e visualização durante todo o ciclo de vida do empreendimento está a mudar significativamente a gestão da informação no setor da construção. Esta metodologia reúne muitos dos requisitos necessários para tornar o setor da construção mais eficaz e produtivo. O BIM4D surge como um avanço e melhoria na gestão da construção, permitindo aos profissionais da indústria da arquitetura, engenharia, construção e operação, simular e analisar as várias etapas da construção antes da sua execução. O BIM5D tem como uma das vantagens a extração de relatórios de quantidades diretamente do modelo e elaboração do orçamento baseado nessas quantidades e no tempo. Com isto, o grande objetivo desta dissertação é o uso da metodologia BIM no planeamento e na gestão de um caso de estudo. Sendo que o principal foco passa por perceber as vantagens do uso do BIM no planeamento construtivo (BIM4D) e na elaboração de estimativas de custo e orçamentos (BIM5D).
This report is developed within the scope of the curricular internship carried out at Omatapalo – Engenharia e Construção, within the scope of the Curricular Unit of DIPRE of the Master in civil engineering, in the field of Construction Management. The internship consisted of planning, managing and monitoring, using the BIM methodology, the contract for the rehabilitation of Fidelidade's offices in Porto. The construction sector is seen as not very productive, where delays in the delivery of the work or significant slippage of the predicted values are frequent. The lack of efficiency is largely related to poor information management. The construction sector lacks the definition of representation formats for its products that allow communication between all players in its processes efficiently and effectively, sometimes even automatically. With the inherent evolution of the sector, the use of new concepts tries to reverse this situation, such as the Lean Construction philosophy or the Building Information Modeling (BIM) methodology. The BIM methodology that combines parametric project information, 3D images, information at the level of each element, coordination, communication and visualization throughout the life cycle of the project is significantly changing information management in the construction sector. This methodology brings together many of the ingredients needed to make the construction sector more efficient and productive. BIM4D emerges as a breakthrough and improvement in construction management, allowing professionals in the architecture, engineering, construction and operation (AECO) industry to simulate and analyze the various stages of construction before execution. One of the advantages of BIM5D is extracting quantity reports directly from the model and preparing a budget based on these quantities and time. With this, the main objective of this dissertation is the use of the BIM methodology in the planning and management of a case study. Since the main focus is to understand the advantages of using BIM in construction planning (BIM4D) and the preparation of cost estimates and budgets (BIM5D).
