Abstract(s)
Devido à crescente procura por atividades ligadas à prática de turismo em espaço rural
e agroturismo, este segmento do sistema turístico tem sido alvo de novos investimentos.
O objetivo deste projeto, de conclusão de mestrado em Gestão do Turismo, é a criação
de um empreendimento turístico de caráter diferenciador aliado ao turismo em espaço rural,
com investimento na vertente de agroturismo, que por sua vez, permitirá verificar a
viabilidade económico-financeira do mesmo, através da elaboração de um plano de negócios.
A unidade de alojamento em questão localizada em Cinfães, distrito de Viseu, oferecerá
serviços de hospedagem a turistas motivados pelo descanso e recreação em meio rural e
agrícola, bem como atividades ao ar livre, atividades de produção de mel e eventos de
culinária, com foco na sustentabilidade.
Quanto à metodologia utilizada para cumprir o objetivo deste projeto, foi realizada
uma análise do estado da arte, com recurso a artigos de revistas científicas disponíveis em
bases de dados sobre os temas turismo em espaço rural, agroturismo e empreendimentos
turísticos. Foi feito também um estudo de mercado, com a recolha de dados primários através
da elaboração de um inquérito por questionário, com o respetivo tratamento estatístico, o
que se enquadra na metodologia quantitativa. Elaborou-se um plano de negócios onde se
desenvolveram as componentes de estratégia e marketing e utilizou-se para a avaliação
económico-financeira do projeto o modelo proposto pelo IAPMEI – Agência para a
Competitividade e Inovação I.P., no sentido de verificar a viabilidade do mencionado projeto.
Como principais resultados obtivemos um VAL (Valor Atual Líquido) de 266 801€ na
perspetiva do pós-financiamento (taxa de atualização = 4,99%); de 60 197€ na perspetiva do
pré-financiamento (taxa de atualização = 9%) e de 162 046€ na perspetiva do investidor (taxa
de atualização = 9%).
Concluímos que o projeto é viável, uma vez que, o VAL é positivo nas três perspetivas
analisadas. Ao fazermos a análise de sensibilidade com uma redução de 10% no volume de
negócios, verificamos que na perspetiva do pré-financiamento o projeto é inviável, uma vez
que, o VAL é negativo.
Due to the growing demand for activities related to the practice of tourism in rural areas and agrotourism, this segment of the tourism system has been the target of new investments. The aim of this project, for completion of a master’s degree in Tourism Management, is the creation of a tourist accommodation with a differentiating character allied to tourism in rural areas, with investment in agrotourism, which in turn will allow to verify the economic and financial viability, through the development of a business plan. The accommodation located in Cinfães, district of Viseu, will offer accommodation services to tourists motivated by rest and recreation in a rural and agricultural environment, as well as outdoor activities, honey production activities and cooking events, with a focus on sustainability. The methodology used to meet the objective of this project was a literature review analysis, using articles from scientific journals available in databases on the themes of tourism in rural areas, agrotourism and tourism enterprises. A market study was also carried out, with the collection of primary data through a questionnaire survey, with the respective statistical treatment, which is part of the quantitative methodology. A business plan was drawn up where the strategy and marketing components were developed, using the model proposed by IAPMEI - Agency for Competitiveness and Innovation I.P. for the project's economic-financial evaluation, in order to discover the project's viability. As main results we obtained a NPV (Net Present Value) of 266 801€ in the postfinancing perspective (discount rate = 4,99%); 60 197€ in the pre-financing perspective (discount rate = 9%) and 162 046€ in the investor perspective (discount rate = 9%). We conclude that the project is viable, since the NPV is positive from the three perspectives analyzed. When doing the sensitivity analysis with a 10% reduction in turnover, we find that from the pre-financing perspective the project is unviable, since the NPV is negative.
