No decurso da história que diz respeito à evolução industrial, as empresas têm vindo a evoluir no
que toca à gestão da manutenção e procuram elaborar estudos e aplicações das suas próprias
logísticas, utilizando ferramentas de gestão como indicadores de desempenho (KPI), análise de
criticidade de ativos e custos de manutenção, sendo estes abordados ao longo desta dissertação.
O trabalho aborda o tema de “Gestão da Manutenção de ativos de uma unidade hoteleira” e foi
desenvolvido em parceria com o Sheraton Porto, onde é realizada uma recolha e tratamento de
dados retirados do software Infraspeak para serem aplicados à presente investigação.
O objetivo deste estudo é a gestão dos ativos da unidade hoteleira, mais especificamente, a gestão
dos equipamentos (eletrodomésticos) do departamento de F&B, para aferir através de uma análise
comparativa entre as marcas da mesma categoria de equipamentos, quais as que seriam mais
vantajosas e uma melhor aposta, com o intuito de no futuro oferecerem melhores garantias e
consequentemente melhores resultados.
Por fim, para concretizar o que foi referido no parágrafo acima efetuou-se as seguintes análises: foi
primeiramente efetuada uma análise da criticidade dos ativos, para averiguar quais eram os
equipamentos mais críticos; em seguida, foram analisados os indicadores de desempenho dos
equipamentos e identificadas as marcas que obtiveram os melhores resultados; por último, foi
analisado os tipos de avarias por categorias de equipamento dos ativos estudados, tipificando as
avarias mais recorrentes.
Throughout the history of industrial evolution, companies have evolved in terms of maintenance management and have sought to develop studies and applications of their own logistics, using management tools such as performance indicators (KPIs), asset criticality analysis and maintenance costs, which are discussed throughout this dissertation. The work deals with the topic of "Maintenance management of hotel assets" and was developed in partnership with the Sheraton Porto, where data from the Infraspeak software was collected and processed to be applied to this research. The aim of this study is the management of the hotel unit's assets, more specifically, the management of the F&B department's equipment (household appliances), in order to assess, through a comparative analysis of the brands in the same category of equipment, which would be the most advantageous and the best bet, with the aim of offering better guarantees and consequently better results in the future. Finally, in order to achieve what was mentioned in the paragraph above, the following analyses were carried out: first, an analysis of the criticality of the assets was carried out, to find out which equipment was most critical; then, the performance indicators of the equipment were analysed and the brands that obtained the best results were identified; finally, the types of breakdowns by equipment category of the assets studied were analysed, typifying the most recurrent breakdowns.
