Devido à crescente procura por experiências turísticas em contacto com a natureza e ao aumento do interesse por alojamentos diferenciadores no Parque Nacional da Peneda-Gerês, este segmento do turismo tem atraído novos investimentos na região de Montalegre.
O objetivo deste projeto, realizado no âmbito do Mestrado em Gestão do Turismo, é a criação de um empreendimento turístico premium, com alojamento em bungalows e ruínas reabilitadas, que alia conforto, qualidade e integração na natureza, de forma a verificar a viabilidade económico-financeira do investimento através da elaboração de um plano de negócios completo. O Villa Verde Gerês, localizado em Parada do Outeiro, Montalegre, disponibilizará 11 bungalows e 2 ruínas restauradas, totalizando 21 quartos, e serviços complementares como piscina, firepit, transfer, entrega de supermercado e um edifício dedicado ao pequeno-almoço, diferenciando-se pela oferta de uma aplicação móvel própria que centraliza recomendações e experiências da região.
Quanto à metodologia utilizada, iniciou-se com uma análise do estado da arte, recorrendo a artigos científicos em bases de dados internacionais sobre os temas de turismo em espaço rural, turismo de natureza e tendências do turismo premium. Seguiu-se um estudo de mercado com base em entrevistas semiestruturadas a concorrentes locais, permitindo compreender o posicionamento do mercado e a perceção da procura na região. Por fim, procedeu-se ao desenvolvimento do plano de negócios, contemplando estratégia, marketing e avaliação económico-financeira com recurso ao modelo do IAPMEI para análise de viabilidade a 10 anos (2027–2035).
Como principais resultados, estima-se um investimento em Capital fixo inicial de 1.285.000€ e um Valor Atual Líquido (VAL) positivo em todas as perspetivas analisadas: 1.504.959€ no pós-financiamento, 744.355€ no pré-financiamento e 735.989€ na perspetiva do investidor. A análise confirma que o projeto é viável e financeiramente atrativo, apresentando capacidade para gerar excedentes de fundos e retorno sobre o investimento inicial.
Due to the growing demand for tourism experiences in close contact with nature and the increasing interest in differentiated accommodation in the Peneda-Gerês National Park, this tourism segment has been attracting new investments in the Montalegre region. The objective of this project, developed within the scope of the Master’s in Tourism Management, is the creation of a premium tourist enterprise, offering accommodation in bungalows and restored houses, which combines comfort, quality, and integration with nature, in order to assess the economic and financial feasibility of the investment through the preparation of a comprehensive business plan. Villa Verde Gerês, located in Parada do Outeiro, Montalegre, will offer 11 bungalows and 2 restored ruins, totaling 21 rooms, along with complementary services such as a swimming pool, firepit, transfer services, grocery delivery, and a dedicated breakfast building, distinguishing itself through the availability of an exclusive mobile application that centralizes regional recommendations and experiences. Regarding the methodology applied, the project began with a state-of-the-art analysis, using scientific articles from international databases covering topics such as rural tourism, nature tourism, premium tourism trends, and the management of tourism enterprises. This was followed by a market study based on semi-structured interviews with local competitors, allowing a better understanding of the market positioning and demand perception in the region. Finally, a business plan was developed, including strategy, marketing, and economic-financial assessment, using the IAPMEI investment evaluation model for a 10-year feasibility analysis (2027–2035). The main results show an initial investment of €1,285,000 and a positive Net Present Value (NPV) across all perspectives analyzed: €1.504.959 in the post-financing scenario, €744.355 in the pre-financing scenario, and €735.989 from the investor’s perspective. The analysis confirms that the project is financially viable and attractive, with the capacity to generate cash surpluses and a return on the initial investment.
