Abstract(s)
A gestão da manutenção envolve o conhecimento integrado das organizações permitindo saber onde, quando e porquê aplicar as diferentes ações de manutenção. O aumento da complexidade e a diversidade dos ativos físicos destas mesmas organizações justificam a procura de modelos de gestão de manutenção eficientes e economicamente viáveis. Ao longo desta dissertação são apresentadas as contribuições resultantes de um estudo sobre modelos de gestão de manutenção de instalações e equipamentos de um conjunto de clubes de Health & Fitness. O estudo parte de uma caracterização e avaliação do modelo atualmente implementado no grupo introduzindo-se, posteriormente, alterações ao modelo vigente, de forma a serem obtidas alternativas alinhadas com as estratégias do grupo e que garantam, por um lado, disponibilidade e conforto das instalações e, por outro, qualidade de serviço. A priorização das soluções alternativas, inerentes aos quatro modelos propostos e ao modelo atual, é feita com recurso ao método multicritério Analytic Hierarchy Process (AHP) que permite a tomada de decisão em cenários em que a priorização de alternativas é baseada em diversos critérios. Em última instância, propõe-se uma metodologia para a implementação da alternativa com maior aderência às metas definidas procedendo-se, ainda, a uma breve descrição de um conjunto de softwares de gestão de manutenção disponíveis no mercado. Os resultados mostram que o modelo de manutenção, consistente e coerente com as estratégias do grupo, privilegia maioritariamente uma estrutura de recursos humanos própria, em detrimento da subcontratação.
The maintenance management involves the integrated knowledge of the organizations allowing to know where, when and why to apply the different maintenance actions. The increased complexity and diversity of the physical assets of these same organizations justify the search for efficient and economically viable maintenance management models. The contributions resulting from a study on models of maintenance management of facilities and equipment of a set of Health & Fitness clubs are presented throughout this dissertation. The study starts with a characterization and evaluation of the model currently implemented in the group, introducing, later, changes to the current model, to obtain alternatives aligned with the strategies of the group and that, on the one hand, guarantee the availability and comfort of the facilities and, on the other hand, the quality of service. The prioritization of the alternative solutions, inherent to the four proposed models and the current model, is made using the multicriteria Analytic Hierarchy Process (AHP) that allows decision making in scenarios in which the prioritization of alternatives is based on several criteria. In the last instance, a methodology is proposed for the implementation of the alternative with greater adherence to the defined goals, with a brief description of a set of maintenance management software available in the market. The results show that the maintenance model, consistent and coherent with the group's strategies, favours mainly a human resources structure of its own, in detriment of subcontracting.
