As alterações climáticas tornam a eficiência energética num dos grandes temas da atualidade. A sociedade está cada vez mais preocupada com a escassez de recursos e a sua utilização excessiva. Sendo os edifícios uma parte significativa dos consumos energéticos é fundamental tomar medidas que permitam melhorar eficiência dos edifícios. Este estudo tem como principal objetivo analisar o impacto da certificação energética no valor de imóveis. O estudo é realizado numa amostra constituída por apartamentos T1 e T2 nas freguesias: União das Freguesias de Cedofeita, Santo Ildefonso, Sé, Miragaia, São Nicolau e Vitória; Paranhos; e União das Freguesias de Lordelo do Ouro e Massarelos. A metodologia utilizada tem por base modelos de regressão linear múltipla que permitem verificar o impacto que a certificação energética tem no valor de transação dos imóveis. Os resultados do estudo mostram que a certificação energética é uma variável influenciadora no valor de transação do imóvel, apesar da baixa capacidade explicativa do modelo encontrado. De acordo com os resultados conclui-se que apesar de os coeficientes relativos às classes A e B do certificado energético serem não significantes, os coeficientes relativos às classes C, D e F são significativos e têm um impacto de redução no preço estimado, representam uma desvalorização no preço do imóvel.
Climate changes make the energy efficiency one of the big topics nowadays. Society is increasingly concerned with the shortage of resources and their excessive use. As buildings are a significant part of energy consumption, it is essential to take measures to improve the efficiency of buildings. This study’s main objective is to analyze the impact of energy certification on the value of real estate. The study is carried out on a sample consisting of T1 and T2 apartments in the parishes: União das Freguesias de Cedofeita, Santo Ildefonso, Sé, Miragaia, São Nicolau and Vitória; Paranhos; and União das Freguesias de Lordelo do Ouro and Massarelos. The methodology used is based on multiple linear regression models that allow confirm the impact that the energy certification has on the transaction value of the properties. The results of the study show that energy certification is an influencing variable in the transaction value of the property, despite the low clarifying capacity of the model found. According to the results, although the coefficients for classes A and B of the energy certificate are not significant, the coefficients for classes C, D and F are significant and have a reduction impact on the estimated price, they represent a devaluation in the price of property.
