A presente dissertação tem como principal objetivo analisar a aplicação prática dos conceitos
teóricos associados à gestão e direção de obra, com especial atenção à implementação dos
sistemas de climatização e ventilação no edifício VIVA Offices. Numa fase inicial, desenvolveuse
uma investigação centrada nas metodologias tradicionais e inovadores de gestão de
projetos, bem como nas ferramentas avançadas utilizadas neste domínio. A etapa seguinte
consistiu na análise técnica do projeto, com base no estudo detalhado do caderno de encargos
o que permitiu obter uma visão abrangente da obra, incluindo o funcionamento dos sistemas
previstos, a lógica de instalação dos diversos equipamentos e os critérios técnicos definidos
para a sua execução. Esta análise revelou-se determinante para uma compreensão
aprofundada do projeto e para a preparação do trabalho de campo. A componente prática
iniciou-se com o acompanhamento da execução em obra, permitindo observar diferentes fases
da instalação, identificar os procedimentos adotados e compreender a estratégia definida para
a conclusão dos trabalhos, numa fase intermédia da empreitada. A experiência adquirida, aliada
ao estudo das metodologias de gestão, possibilitou uma reflexão fundamentada sobre os
métodos de planeamento e controlo aplicados, os quais foram comparados com abordagens
alternativas reconhecidas pela sua eficácia na gestão de projetos.
The main objective of this dissertation is to analyse the practical application of theoretical concepts associated with construction management and site supervision, with particular emphasis on the implementation of heating, ventilation, and air conditioning (HVAC) systems in the VIVA Offices building. In the initial stage, research was carried out focusing on traditional and innovative project management methodologies, as well as advanced tools used in this field. The next stage consisted of a technical analysis of the project, based on a detailed review of the specifications, which provided a comprehensive understanding of the construction process, including the operation of the planned systems, the installation logic of the various components, and the technical criteria established for their execution. This analysis proved essential for an in-depth understanding of the project and for preparing the fieldwork. The practical component began with on-site monitoring of the execution phase, allowing the observation of different stages of installation, the identification of the procedures adopted, and an understanding of the strategy defined for the completion of the works during an intermediate stage of the construction process. The experience gained, combined with the study of management methodologies, enabled a well-founded reflection on the planning and control methods applied, which were compared with alternative approaches recognised for their effectiveness in project management.
