O setor da construção civil é frequentemente criticado quer pelos seus atrasos, quer
pelas suas derrapagens orçamentais. Com a crescente competitividade dos
mercados atuais, tornou-se fundamental a aquisição de conhecimento de novas
técnicas de gestão que garantam a utilização de ferramentas que permitam produzir
melhores resultados. Neste contexto, as práticas de gestão revelam ter um papel
cada vez mais importante nas empresas, particularmente a gestão de projetos.
Devido ao aumento da complexidade, incerteza e necessidade de uma produção
mais rápida e económica, o dinamismo dos projetos de construção tem sido
crescente. A difusão do pensamento Lean por diversas indústrias como forma de
minimizar o desperdício durante o processo de produção, tornaram-no atrativo para
os investigadores da construção. Surgiu assim a filosofia Lean Construction, que tem
vindo a melhorar o desempenho dos projetos de construção, sendo o Last Planner
System a técnica mais popular e bem sucedida.
A Lean Construction encontra-se em crescimento em todo o mundo, sendo que em
Portugal esta filosofia ainda não é utilizada com regularidade. Existe cada vez mais
empresas em Portugal a querer adotar esta filosofia, pelo que o seu potencial de
desenvolvimento no nosso mercado é grande.
É neste contexto que surge o presente projeto, realizado no Departamento de
Equipamentos e Construção da Sonae MC, e que assenta na melhoria de processos
nos projetos de abertura e remodelação de lojas. Para tal, foram caracterizadas as
práticas de gestão utilizadas pela Sonae e identificados os princípios do Lean
Construction presentes nos seus projetos. O projeto é concluído com a proposta da
aplicação de duas ferramentas que possiblitam quer uma melhor caracterização da
gestão de tempo e dos orçamentos feitos nas obras Sonae, quer avaliar
quantitativamente o grau de aplicação das ferramentas Lean Construction nos
ambientes de construção.
The construction industry is often criticized for its delays and cost overruns. With the increasing competitiveness of today's markets, it has become essential to acquire knowledge of new management techniques that ensure the use of tools to produce better results. In this context, management practices have an increasingly important role in enterprises, particularly project management. Due to increasing complexity, uncertainty and need for faster and cheaper production, the dynamism of construction projects has grown. The successful application of management successful techniques in other industries has been questioned. The spread of Lean thinking for several industries as a way to minimize waste during the production process, made it attractive for building researchers. Thus emerged the Lean Construction philosophy, which has improved the performance of construction projects, and the Last Planner System the most popular and successful technique. The Lean Construction is growing worldwide, and in Portugal this philosophy is still not used regularly. There are many companies in Portugal which want to adopt this philosophy, so its potential in our market is large. This is the reason for the emergence of this project, conducted at the Department of Construction and Equipment of Sonae MC and which is based on the improvement of opening and remodeling stores process. The aim of this project is to characterize the management practices used by Sonae and identify the principles of Lean Construction on their projects. The project ends with the proposal of the application of two tools that will allow a better characterization of time management and budgets made in the Sonae works, and measure the degree of implementation of Lean Construction tools in building environments.
